In my experience, Cost Estimates prepared by external estimators are more suited for GCs and Developers preparing budgets rather than Contractors competitively bidding.
My Cost Estimates reflect the North Georgia market. Because of my range of contacts with GCs, Grading / Pipe Contractors, Supply Houses and Sub-Contractors my estimates are very accurate in reflecting the North Georgia market. Having said that, my Cost Estimates CANNOT reflect the internal cost structure of your company. Because of differences in experience, efficiency, crew cohesion, equipment efficiency and overhead, Unit rates from one contractor to another will vary. This is the X Factor no external estimator can account for. Even an internal estimator will have difficulty getting a handle on these costs if good accounting practices are not in place and adhered too consistently or field feedback is poor and / or untimely.
